Dear Owners:

Hopefully everyone has gotten the letter with information on our transition and has set up their accounts accordingly on the website for First Service Residential. It may show a fee for various transactions, but if you set it up for autopay, fees are waived.

Please STOP all AppFolio payments NOW. I noticed several are still being sent to Service Matters and it is creating a mess to figure out who paid and who did not pay.

If you have a maintenance request, please call Customer Service at 1-866-378-1099. They will ask you for association information and your unit number. I called them and it went smoothly.

If you want to pay assessments via ACH, please refer to the letter you received recently. A sample copy is attached to this email.

If you prefer to pay via paper check, call this number to verify your account number. Then send your check to the following address:

The Special Assessment has passed. You will receive a letter pertaining to it shortly. Do NOT send any payments for this currently. Payment information will be in the letter you will receive.

We still have 2 Board openings and would like to fill them. If interested, please attend the meeting on November 18, at 5:30 pm.

If you have not sent in the proxy for the Annual meeting, PLEASE DO SO. We have 42 of the required and need 55. You can send it via email to Michael @[email protected]. If you submitted yours or were at the Annual meeting, your vote still counts, you do not have to do it again. A second proxy is coming your way soon to waive reserves. Please respond ASAP.

Other condominiums around Florida are also experiencing the same thing as Villas on the Square.

Special assessments of $40,000 or $50,000 are common. Amounts as high as $200,000 to $240,000 are not unheard of.

Many other states require condo associations to maintain proper reserves. Florida finally got on board:

Villas on the Square Strategic Plan

A premier community in Cordova Park!

See above for the strategic plan developed for our community in 2019. We discussed this at the annual meeting on November 5, 2019. The majority consensus was in favor!

Villas on the Square is a 108 unit condominium located in the Cordova Park area of Pensacola, Florida.

Our prime location puts our owners and residents in walking distance to shopping, restaurants, banking, health care and churches.

We are also very close to one of the top rated public elementary schools in Escambia County, and very convenient to several highly regarded private schools.

We upgraded and updated our property in 2019 and 2020. Our paving, landscaping and swimming pool projects are finished.
